HomeMy WebLinkAboutLandmark Preservation Commission - Minutes - 11/11/1987LANDMARK PRESERVATION COMMISSION SPECIAL MEETING November 11, 1987 The Special Meeting was called to order at approximately 5:40 P.M., at Avery House. Members in attendance were Bud Frick, Sally Ketcham, Andy Mutz, Michael Ehler, Wayne Sundberg, and Carol Tunner. Dick Beardmore was in attendance, but abstaining. OLD BLAIN HOTEL RENOVATION-THUNDERPUP PROPERTIES AND M & M INVFSIMENfS Chris Grebenc addressed the Commission. Also present was Jim Bennett, partner in Thunderpup Properties, and Bruce McMillan, from Okon, Incorpor- ated. Mr. Grebenc asked for a special meeting to present a case study regarding paint removal and application of a sealant to the brick facade of his prop- erty. Mr. Bruce McMillan, representative of Okon, Inc., presented information of the case study of the Donald Crossland residence in Bomar, (Littleton) Col- orado. The acquired, used brick, were sandblasted and sealed with an application of Okon W2 Sealant, in 1974. There has not been any re- application, and there is no sign of "dusting". The brick appear to be in good condition. Ms. Tanner asked if re -application of Okon is recommended after 5-8 years. Mr. McMillan stated the manufacturer recommends 5-8 years, however, the case study presented has retained the protective coating after 13 years. Mr. Sundberg asked if there are ideal weather conditions to consider when applying this product, the best method of applying. Mr. McMillan stated the product is a "Temperature Assistive Product" and should be applied 40 degrees or wanner. The method of application will be "Flood Coat". The product is sprayed at the top of the building, running down the face, completely saturating the brick. Mr. Matz examined the building in Denver that has used the method pro- posed, and stated the brick appeared to be in very good condition. The brick on the Denver building seemed to be a much softer brick, the mortar joints were approximately 1/4". The Comedy Works Building appeared to be the softer brick, and also was holding up well. Ms. Ketcham asked when the work was performed on the Comedy Works Building. Mr. McMillan stated approximately 12 years, and has not been retreated. The philosophy of the manufacturer is if there is no problem, then there is no need to re -apply the sealant. November 11, 1997 LPC Minutes Page 2 • . Mr. Frick asked about the shiny appearance of the sealant. Mr. McMillan explained the sheen will diminish over a very short time. Mr. Frick moved to approve the use of low—pressure silica wash (200# or less) with the trimming of the damaged bricks, prior to the wash, the tuck — pointing to commence after the wash, and the Okon W2 Sealant applied as per manufacturer specifications. Mr. Ehler seconded the motion. Mr. Ehler noted this application was not to set a precedence, that each case of proposed sandblasting and sealant application will be reviewed on an individual basis, with great consideration given to the composition of the brick. Mr. Frick included in the motion that this application will be viewed as a test case. Mr. Grebenc will report back to the Commission and document the work. Motion passed 5-1, with Mr. Sundberg voting no, explaining that he feels the guidelines need to be adhered to, and as much as he would like to see a successful procedure for sandblasting and sealing, he will maintain his position. Informal discussion initiated on the vent pipe next to the chimney at the Avery House. Meeting was adjourned at approximately 6:15 P.M. Minutes submitted by Judy Reed.
