The petitioner wants to build a 2 story addition to the rear of the house and line it up with the existing wall and match the roof line of the existing house. No letters were received. Zoning Administrator, Peter Barnes gave a brief explanation of the background of the variance request. The petitioner proposes to build the 2 story addition on the right side of the back of the existing house. The property next door --which is located approximately from the property line-- received a similar variance from the ZBA in 1985 to build an addition along the rear of the house and line it up with the west wall of their house. They were althoughtheadditioiancen was not to reduce the setback from 5' to 2.2', built. Kim and Patty Taylor appeared to speak in favor of the variance to further clarify their request. The part of the house that is salocated 1.4' from the property line is the chimney. The proposed ddition will be 14' wide and 16' in length, with the roof line, shingles and lap siding to match that of which presently exists. Boardmember Walker noted his concern over whether or not any special requirements will be needed for fire protection since the structure will be so close to existing structures. Zoning Administrator, Peter Barnes addressed the issue by stating that since the west wall will be closer than 3' to the property line, there will not be any openings allowed in that wall; there may have to be a one —hour, fire rated wall along there. If the plans satisfy the building code, windows will be allowed, but if the plans don't satisfy the building code, alternatives will have to be considered. The only way the petitioner would be allowed to have an opening in that wall is if they get a variance from the Building Review Board. The Chief Building Official has the latitude to make administrative variances based on alternative methods and materials and in this case an alternative might be to use wired glass or skylights. Boardmember Walker commented that the addition looks like an attractive addition that will add value both to the house and neighborhood and feels that the hardship of an existing building along with trying to maintain the line up of the existing walls truly exists. Boardmember Walker made a motion to grant the variance for the hardship of the existing nature of the structure. The motion was seconded by Boardmember Thede.
