I was the person who brought this issue to the attention of the Fort Collins Zoning Department (as I
assume you are aware from the application).
I would not oppose the operation of a home occupation in the detached building under certain
conditions.
First, all of the other requirements of a home occupation should be adhered to.
The shop should never be allowed to have walk-in retail sales or “open” business hours.
Any manufacturing of instruments should be on a small scale, and a limit the size of the shop should be
imposed.
Most important – there should be no amplified live music at this property at all. Not even so-called
“private” concerts. No public events should be held at the property. If live music or any other event at
the property creates a noise violation or any other issues (parking, disruptive behavior) associated with
large gatherings the variance should be revoked.
