LANDMARK PRESERVATION COMMISSION
Special Meeting

SUMMARY OF MEETING: The Commission approved a proposal to repaint the
facade of 242 Linden Street.
CALL TO ORDER AND ROLL CALL:
Commission Chair Jennifer Carpenter called the meeting to order at 5:43 p.m., 281 North
College Avenue. Secretary Diane Slater called the roll. Commission members Jennifer
Carpenter, Bud Frick, Per Hogestad, Jean Kullman, Richard Hill, James Tanner and Ruth
Weatherford were present. Joe Frank and Carol Tunner represented staff.
GUESTS: Rheba Massey, Local Historian at the Public Library; Dawn Owens and Natalie
Zigler of Sunset Jazz Club.
AGENDA REVIEW: Mr. Frank reported that the LPC received $100,000 from the Colorado
Historical Society; the HRPP was approved by City Council; and the Cunningham Comer Barn
and 816 West Mountain received Landmark Designation by City Council on first reading.
Ms. Tunner introduced and welcomed Per Hogestad, architect, as the new member of the LPC.
She also thanked Ms. Kullman for preparing the local designation papers for the Cunningham
Comer Barn. Ms. Kullman is doing a second nomination, the Hunter House at 1315 Remington
Street.
STAFF REPORT: None.
COMMISSION MEMBERS' REPORTS: None.
CURRENT DESIGN REVIEW:
Ms. Owens reported she had some changes from the information in the staff report. She is now
asking to paint the proposed monorail grey area black and the proposed wineberry areas
nautical blue; the letters on the sign will be nautical blue; she will leave the copper awning for
now and may try to cover it with cloth in the future; the doors will be black; the corners of the
sign will mold back so it won't stick out and will use "pushthrough" lighting (indirect lighting
showing only through the edge of the letters). The dimensions of the box will be 5 feet x 11
feet x 81h inches.

Ms. Tuner noted that since the applicant had the sign materials ready to present, that the
Commission should look at the application as a complete package and review the sign as well
as the design changes. Ms. Tuner would then review the sign administratively, taking the
Commission's comments into account.
Ms. Tunner suggested using a door kickplate; Mr. Frick suggested a burnished aluminum
kickplate on the door to protect it from scarring.
Ms. Weatherford moved approval of the plan as submitted and W. Hill seconded the
motion. Ms. Carpenter opened discussion on the motion.
Mr. Frick was concerned that the copper awning would clash with the suggested colors and
make it stand out more than it does. Ms. Owens agreed and said she would like to find a way
to either cover the copper with an awning or allow it to tarnish to its natural color. She agreed
to charcoal instead of black for the facade trim, but said she would like the doors to be black.
Mr. Hill suggested using a lighter grey for the black and Ms. Owens agreed that would be
possible. Mr. Hogestad suggested lightening the whole color scheme. Ms. Owens suggested
doing less painting contrast on the arches; Mr. Hill agreed that would be better. Mr. Tanner
agreed that the current scheme was too busy. Mr. Frick suggested incorporating teal instead of
the nautical blue to make it less busy.
Ms. Weatherford withdrew her motion and Mr. Hill agreed. Mr. Frick moved that the
Commission approve the following painting scheme with contrasting color locations similar
to the proposal, only that the monorail areas be reflection grey; the black be steely grey;
the teal be Egyptian Nile blue, and that nautical blue be acceptable for the sign as well as
the top edging. There was no second, so the motion did not carry.
Ms. Owens said that changing the color of blue for the sign would cause a financial hardship
because it would require special preparations. In citizen comment, Ms. Massey pointed out that
two different colors of gray would provide contrast and the arch detail would come out better
with different tones. She also noted that only one "punch color" is recommended by colorists
for a commercial building, and that this proposal had two. After a recess, Ms. Owens revised
her proposal to the red and blue areas being reflection grey; the tan and white areas being steely
grey, with accent in nautical blue; and the door being black, with one arch trim over the door
in black and the other in nautical blue.
Mr. Tanner moved to accept the proposal as revised and Ms. Weatherford seconded the
motion. The motion passed 6-1. Ayes: Carpenter, Hill, Hogestad, Kulhnan, Tanner,
Weatherford. Nay: Frick, because he was opposed to the black arch over the door.

OTHER BUSINESS:
Mr. Felix Lee's presentation was rescheduled to December 1.
Mr. Frank suggested that the LPC write a letter to City Council thanking them for supporting
the HRPP, as well as for the $40,000 historic preservation monies in the budget for the Planning
Department. He also suggesting writing letters to the editor to update the public about the
HRPP and other progress. Ms. Carpenter suggested writing a press release regarding the grant
from the National Park Service.
The meeting adjourned at 7:00 p.m.
