SUMMARY OF MEETING: The LPC recommended the Reinholt/Mitchell House at 509 E.
Myrtle St. for designation; the LPC approved the addition of a "Lil Nic's" awning at the
second floor entrance of 236 Linden Street, Bernard Block; the LPC viewed a National
Park Service slide show on rehabilitating interiors in historic buildings.
CALL TO ORDER AND ROLL CALL: Commission called to order by Chairwoman
Angie Aguilera with a quorum present at 5:30 p.m. at 281 N. College Ave., Fort Collins,
Colorado. Agnes Dix, Alyson McGee, Ian Shuff, and Heather Donahue were present.
Earen Russell was excused. Alan Ballou was absent. Carol Tunner and Karen
McWilliams represented City staff.
GUESTS: Bob and Suzanne Mitchell, owners, for 509 E. Myrtle Street.
AGENDA REVIEW: None.
APPROVAL OF MINUTES: The April 12, 2006 minutes were approved as submitted
STAFF REPORTS: Ms. Tunner updated the Commission on the status of the clay tile
replacement project at 1304 S. College Ave. The owner would like to use another color
of the Monier Life replacement tiles. The contractor, Vince Hobson, has located a
Monier Life tile with a color closer to that of the original clay tiles.
Ms. Tunner also reported that Mona Frayer, the owner of 501 Stover, received a State
Historic Fund grant for $11,600. Both Tunner and McWilliams helped her with her grant
application, and Colorado Preservation, Inc. sponsored it.
COMMISSION MEMBER REPORTS: None.
PUBLIC COMMENT: Chairwoman Aguilera asked if anyone present wished to address
items within the purview of the Commission, whether or not the item appeared on the
agenda. There were no comments.
DESIGNATIONS:
1. 509 E. Myrtle Street, Reinholt/Mitchell House Bob and Suzanne Mitchell,
owners.
The Reinholt/Mitchell House is a single -story, 4 room brick structure on a high
foundation featuring a symmetrical fagade, a wide main entry, windows influenced by
Frank Lloyd Wright, and unique roof decorations. The roof has four vertical parapets at
the building's four corners and four parapets centered over the building's front porch.

The house was built in 1924 by local mason Leroy "Roy" Nye, who also built the houses
on either side of the property. The house has a large brick chimney and features three
different types of bricks on the exterior.
The original owners were Martin and Elta Reinholt, who lived in the home in the mid-
1920s to mid-1930s, and again from 1949 until 1961. The Mitchells recently purchased
the home, which has served as a rental property for many years, and now plan to
restore it.
Staff recommends approval of the request for designation of the property under
Standard (2) as an example of the work of locally known mason Leroy Roy Nye, and
under Standard (3) as an example of an unusual design of Prairie -influenced 20th
century Vernacular architecture.
Mr. and Mrs. Mitchell told the LPC they plan to renovate the interior to make it more
compatible with the home's original style. Ms. McGee asked about roof drainage
problems, given the flat top. Mr. and Mrs. Mitchell replied the roof actually has a slight
tilt to the rear. They have not seen any water damage to the house. Ms. Dix asked if
the windows were original. Mrs. Mitchell replied that they were.
Ms. McGee moved to recommend designation of the Reinholt/Mitchell House, 509
E. Myrtle St. under Standards (2) and (3). Ian Shuff seconded. Motion approved
unanimously, 5-0.

CURRENT REVIEW:
236 Linden Street, Bernard Block —Add "Lil Nic's" Awning at Entrance to Second
Floor, Conceptual/Final Review —Carol Tunner for William Chelales, owner.
The applicant would like to add a barrel -shaped fixed awning and valance over the
second floor entrance to "Lil Nic's" restaurant. The awning will be removable, with
anchors mounted in the mortar joints. It will be supported by black 2" square steel
posts. The awning will be made of Sunbrella acrylic fabric in burgundy Dubonnet
Tweed 4606. Lil Nic's will be painted in white on the valance sides, and the building
address will be painted in white on the front. Staff recommends approval of the design
as presented as long as anchors are mounted correctly in the mortar joints.
Ms. McGee asked about the precedence for a half round awning on a building of this
type. Ms. McGee thought it would be more typical to have a triangular shape, although
it would not give the applicants the street visibility they desired. Ms. Tunner reminded
the LPC that they have approved similar awnings for Canino's and Suehiro's. Ms.
McGee countered that a previous decision to allow a feature did not necessarily mean
that all future requests for the feature would be automatically granted.

Mr. Shuff felt the awning was obviously an addition to the building and not a permanent
feature. He said the technical brief did not give definite guidance as to whether they
should grant or deny the request. The style of awning was in use at the time, even if it
would typically have been on a grander building.
Mr. Shuff moved to approve the proposed awning as presented for
conceptual/final review. Heather Donahue seconded. Motion passed 4-1, with
Ms. McGee against because she felt another type of signage would be more
appropriate.
