The regular meeting of the Zoning Board of Appeals
Thursday, August 11, 1994 in the Council Chambers of
Fort Collins City Hall. Roll was answered by
Huddleson, Michelena, Breth. Absent: Perica, Shannon,
was held or

Gustafson.
The meeting was called to order by Board member Huddleson.

Appeal 2112, 716 Peterson Street, by Harriet Sykes, owner.
Approved. Section 29-167(3).
----- The variance would reduce the required front yard
setback from 15 feet to 1018" to restore a historical
front porch.
----- Petitioner's statement of hardship: The petitioner feels
that requiring a 15' setback creates a hardship in that
she would be unable to restore a front porch that would
match what was originally constructed with the home. The
restored porch would also keep the home on the historical
register as well as match the setback and look of
numerous other homes in the neighborhood.
Staff comments: None
Zoning Administrator Peter Barnes stated currently there is a
concrete patio where the proposed porch would be located. He stated
if this appeal was granted, the setback would still be further back
from the curb.than current setbacks in new residential zones, since
the property line is 20' behind the curb.
Mr. Barnes stated the house directly to the right of Ms. Sykes was
granted a variance July, 1993 to also add a porch. Other houses in
the neighborhood have similar setbacks.

Harriet Sykes, owner, submitted the Board members guidelines of
regulations to be listed on the Historical register. She stated she
has lived in the home 18 years and would like to restore the porch.
Dawn Sykes, daughter of Harriet Sykes, appeared before the Board.
She stated she has done research on the house and tried to find
original pictures of the house, but was unable to do so. The
building of the new porch would be more of a rehabilitation, not
rebuilding.
No one was present in favor or in opposition of this appeal.
Mr. Barnes reviewed the minutes from the July, 1993 meeting where
the neighbor's variance was granted.
Board member Huddleson stated the houses appeared to be similar,
the front of the houses lined up and the addition was in character
with the neighborhood.
Board member Cuthbertson moved to approve Appeal 2112 for the
hardship stated. Board member Michelena seconded the motion. Yeas:
Cuthbertson, Huddleson, Michelena, Breth. The motion passed.

Other Business
Zoning Adminstrator Barnes reviewed the recent City Council action
which upheld the ZBA denial of the B & B Pickle Barrel variance.
The meeting was adjourned.
