SUMMARY OF MEETING: LPC approved plans for an addition at 1066 W.
Mountain Ave.
CALL TO ORDER AND ROLL CALL: Commission was called to order with a quorum
present by Chairman Bud Frick at 4:15 p.m. at 281 N. College Ave., Fort Collins,
Colorado. Angie Aguilera, Per Hogestad, Janet Ore, Ian Shuff and Myrne Watrous
were present; Agnes Dix was excused. Carol Tunner represented City staff.
GUESTS: Bill Worley and Anne Stewart, owners, and Steve Josephs, Craftsman
Builders, for 1006 W. Mountain Ave.
CURRENT REVIEW
1006 W. Mountain Ave., Judge Claude C. Coffin House — Addition to House, Final
Review Construction Drawings -- Bill Worley and Anne Stewart, introduced by Carol
Tunner.
On February 25, the LPC gave complimentary review to preliminary plans for an
addition. On March 10, 2004, the LPC found this property individually eligible for Fort
Collins Landmark designation. At the time, the LPC recommended not adding a gable
roof to the front of the addition, and a recommendation to match window heights on the
rear windows. The LPC and the owners were in agreement on the plans, but the LPC
requested more complete drawings before approving the addition. This meeting was
called to review the final construction drawings to expedite the building permit for the
project.
Staff recommended the addition as meeting Standards #9 and #10. The addition is on
the rear, and lower in height than the original house. The applicant has taken great care
to meet the Standards and maintain the historic character of the home.
The final drawings reflected changes requested by the LPC during complimentary
review -- matching head heights of new windows with existing ones, eliminating the front
gable end on the addition, and using compatible materials. Per Hogestad suggested
adding notes to the drawings indicating that the roof slopes and eave overhangs of the
addition and the existing portion of the house will match. Steve Josephs confirmed that
the plans indicate that exterior finishes on the addition such as corner boards will also
match the existing portion. Janet Ore complimented the applicants on the placement of
the addition, and its compatibility with the existing building.

Janet Ore moved the LPC approve the plans for an addition at 1006 W. Mountain
Ave. as presented in the final construction drawings with the stipulation that the
roof slopes, eave widths and exterior detailing match those of the existing
building. Ian Shuff seconded. The motion carried unanimously, 6-0.
Meeting adjourned at 4:30 p.m.
