This is Julie A. Wiggin. I am the owner of 3513 Westminster Ct. Fort Collins, 80526. My
property is adjacent to the above mentioned property. My western property line is
adjacent to the subject property's eastern boundary. I would like to ask that the variance
being applied for be rejected. I have several reasons, which I am listing below:
1. The current setback for the RL Zone District is 15 feet. I feel that a 6 foot setback will
put this structure too close to my property line and would be detrimental to my property.
I purchased my house with the enjoyment of the setbacks in place. I do not want the
adjacent structure to encroach 9 feet into the 15-foot setback. I do not want to see the
value of my property decreased, due to an adjacent property not being in compliance
with the setbacks required by the zoning for the neighborhood.
2. I would like to also ask that the variance be rejected based on the maximum allowable
buildable floor area. The proposal description states that the maximum buildable floor
area for this lot is 2,355. The current building, which is 2,486 sq. ft., already exceeds the
maximum allowable by 131 square feet. The RL Zone District maximum allowable
buildable area, if the variance is allowed, would be 371 over the limit. This is not in
keeping with the surrounding similarly zoned lots for this size of a lot.
3. Another concern I have is the past history of this house being used as a multi-family
dwelling. The "guest house" has been listed on the open market as available for long-
term rental. It was promoted as such for the previous owners' listing on real estate
marketing apps, to promote the sale of the property. Also, the unit was listed for monthly
rental, separate from the "main house." My concern with the approval of the variance is
that the property will be marketed as a multi-family rental, as it has been in the past. This
is not consistent with the with RL zoning or the surrounding single family neighborhood.

Here is the wording for the "rental unit" that was posted on Zillow: "NEWLY

I would ask that the variance requested by the Erik E Shollmier Trust & Erik Shollmier,
owner, be rejected, as it would result in substantial detriment to not only my property,
but surrounding properties in the neighborhood.
