Dear Fort Collins City Officials,
I have been an employee at a Fort Collins vacation property management company
since June of 2023. I am also an undergraduate student of Elementary Education at the
University of Northern Colorado.
My position as a housekeeper with the aforementioned property management company
has made it possible for me to work flexible hours with reasonable pay while continuing
to attend UNC. Additionally, this local company has provided the means for my husband
and I to buy our first home last December.
Pursuit of higher education and home ownership would not have been possible without
my employment at this company. The benefits of working for this local business have
surpassed my expectations personally and professionally.
I am proud to work for a company that takes pride in investing in local businesses while
also prioritizing the wellbeing and success of its employees.
I urge you to consider all aspects of the benefits STR provide to the residents of Fort
Collins and the community.

Hello Karen,
Thank you for sharing your thoughts on the potential multi-family/commercial redevelopment at
2601 S College. We appreciate your input on the importance of adequate parking, safe bicycle
storage, and the need for livable housing.
Regarding the car-centric businesses, we definitely agree. The Midtown Plan provides specific
guidance that is at odds with what they are proposing as part of the conceptual review application.
Inclusionary housing was a big Council discussion that informed how we tuned the affordable
housing elements of the Land Use Code update. We understand the importance of providing
affordable housing options for all members of our community and will continue to work towards
that goal.
Thank you for bringing up the proximity to CSU and local amenities. We will keep students in mind
when building the development and see CSU as a key community partner in creating more housing
choice and opportunity for their students and employees.

Hello
My thoughts regarding the Multi-family and Commercial project at 2601 S College Project #:
PDR230009.
Increased housing density along transit lines and major roads makes sense.
Transit availability to nearby City jobs and businesses takes cars off the road. Few of us can do

without cars altogether for longer range trips so adequate parking is essential. Adequate, safe
bicycle storage is important.
Great that there's a (future) grocery store, whole foods and restaurants close by for residents.
These businesses will benefit too.
Can the developer make the site more livable for residents by not locating car centric
businesses (bank with drive through and gas station) right next to the apartments? There's the
train to the west and busy College Ave to the east. In addition to a busy street and train, the
additional cars coming and going for these businesses adds noise and fumes (especially gas
station). Why not include businesses that the building residents will use and walk to instead of
the potential for hundreds that don't live in the building driving through the property daily.
Hopefully the City and developer will build housing and the surrounding area that takes
residents' need for healthy and livable housing into account.
It's long past the time or need to "study" inclusionary housing - inclusionary housing should be
included in this development and every new development going forward.
This development is just down the road from the CSU Vet School. I imagine CSU students
would be interested in this development being so close to CSU and local amenities. Keep
students in mind when building the development. What will CSU contribute for more housing
for the ever increasing numbers admitted to the school?

I apologize for my delay and that’s wonderful that you have applied to participate in City
Works 101!
As Councilmember Potyondy mentioned, City Council does not accept direct public
comments on specific development projects such as this one due to the appeal procedures.
However, all comments that are received will be added to the public record and will be seen
by the development review decision-maker for the project.
Future comments and questions about ongoing development review projects can be sent
directly to devreviewcomments@fcgov.com and I have copied them on this email as well.

Hello,
We are relatively new to Fort Collins (1.25 years) and we found the meeting for the
development of the property south on Drake and College that used to be a car sales
lot.
I have signed up for Cityworks 101 so that we can be better and more timely informed
on such meetings.
But during the recorded meeting and the discussion about the lot development, it
seemed that the horse was being put before the cart in regards to the traffic control
on Drake between Meadow Lark and College. [It is, as I am sure you have been told
and experienced, a mess.]
Since most things take much longer than anticipated and they do not always go as
designed, wouldn't it be better to approve design and development after the new King
Sooper's has opened? I am sure that area will be a mess for the first couple of weeks.
We are planning on avoiding it.
Also during the meeting, it was stated that the designers feel that most individuals
would not own a car because they are so close to so many amenities. I believe that
most families would be down to one car per family unit, but not 100% without. So I
believe they are operating under a false pretense, which will lead to problems that will
be difficult to correct and a pain for everyone else.

I propose this area be developed into a sculpture park. our neighbors to the south Loveland put us to shame with all
their wonderful outdoor art, and also as part of the sculpture, there could be gardens and open space and perhaps
fountains to help with beautifying as well as diminishing the noise in the area. Thx for considering my comments,
