The property t is in the NCM zone. --- Petitioner's statement of hardship: The existing garage is unsafe and needs to be replaced. It is already at a zero setback. The petitioner would like to construct the new garage at the same setbacks, but make the building larger than the existing structure. Complying with the rear setback requirement of 151 , would put the building 1 ' from the planned house addition. The 100 ' lot depth is shallow compared to the 190 ' depth of the majority of the lots in the neighborhood. --- Staff comments: None.
