Approval of the Minutes from the December 9, 1999 meeting. 3. Appeal : 2284 The variance would allow a home occupation to be conducted in an existing, detached 15' x 23' building on the rear of the lot, instead of being conducted in the home. Specifically, the petitioner desires to use the building for his cabinet making business. Section 3.8.3(1), by Yale Downing, Tenant. 141 Second Street. 4. Other Business: Per Article IV, Section 11 of the ZBA by-laws, Bob Long is requesting that the Board rehear Appeal #2279. Mr. Long is the owner of the property at 937 W. Oak Street. The Board heard and decided this appeal at the December 9, 1999 meeting. The variance request was to reduce the required lot area to floor area ratio from 3:1 to 2.23:1 in order to allow the construction of an addition to the existing home and a new, 672 square foot detached garage at the rear of the lot. The variance request also included a side yard setback reduction from 7' to 5' along the west lot line. The Board granted the setback variance and a variance to reduce the required lot area to floor area ratio from 3:1 to 2.36:1, instead of the requested 2.23:1. The difference in floor G area results from the Board's condition that the garage be no larger than 22' x 24' (528 sf), VQ instead of the 672sf size that the petitioner requested. This size reduction resulted mainly trom concerns raised by the property owner to the east. t 5 ;S ��tJ� P1 Mr. Long is requesting that the Board grant a rehearing for the purpose of reconsidering the size of the garage. Per the above-referenced section of the ZBA by-laws, the Board may grant a request for a rehearing if new evidence can be submitted which could not be presented at the previous hearing on the matter. There was some confusion at the December meeting regarding the comparable garage sizes in the neighborhood, and the t} petitioner would like to present evidence that clarifies the comparable sizes.
