1 . Roll call.
2 . Appeal 2039 . The variance would reduce the required side yard
setback from 5 feet to 1 .5 feet along the west lot line for a
garage addition which will line up with the existing
structure. The property is located in the NCM zone. Section
29-167 (5 ) by Raymond Gile, 618 W. Mountain Ave. .
3. Appeal 2040. The variance would reduce the front setback
requirement from 20 feet to 16 feet for a carport addition to
the front of the house. The house is located in the RL zone.
Section 29-133 (3) by Albert Yoxall, 400 N Roosevelt.
4 . Appeal 2041 . The variance would allow an outdoor storage
area for boats and R.V. ' s to not be surfaced with asphalt or
concrete. Specifically, the variance would allow the lot to
be surfaced with compacted road base. The storage facility is
located in the IL zone. The variance would also reduce the
amount of required interior parking lot landscaping from 6% to
I% . Section 29-492 (4 ) & 29-493 (2 ) (f) by Gerald Russel,

--- The variance would reduce the required side yard setback from
5 feet to 1. 5 feet along the west lot line for a garage
addition which will line up with the existing structure. The
property is located in the NCM zone.
--- Petitioner' s statement of hardship: The home is located in
the older part of town and was built on only a 50 ft. wide
lot. The home was also built at the setback of 1.5 ft. which
is why this variance is necessary. To line up this garage
addition with the existing structure is the only practical way
to place the structure on the lot. Placing the addition
anywhere else on the lot would also take up a great deal of
yard space due to the narrowness of the lot.

--- The variance would reduce the front setback requirement from
20 feet to 16 feet for a carport addition to the front of the
house. The house is located in the RL zone.
--- Petitioner' s statement of hardship: If the carport is built
4 feet shorter, then it wouldn't be long enough to cover the
car. Mature landscaping would need to be removed in order to
build it somewhere else on the lot.
--- Staff comments: The carport will be 20 . 5 feet behind the
sidewalk.

--- The variance would allow an outdoor storage area for boats and

Specifically, the variance would allow the lot to be surfaced
with compacted road base. The storage facility is located in
the IL zone. The variance would also reduce the amount of
required interior parking lot landscaping from 6% to 1%.
--- Petitioner' s statement of hardship: Hard surfacing of the lot
would create drainage problems which would be difficult to
deal with. Long term storage of boats & R.V. ' s is more
suitable on this type of surface, rather than asphalt where
trailers would sink into the asphalt. This is not a typical
parking lot where there is daily coming and going, so the dust
problem is not severe and the intent of the code is met.
Interior landscape islands would interfere with the
circulation of trailers and R.V. ' s and the future building
would necessitate the removal of landscaping and paving.
--- Staff comments: If the Board decides to grant a variance,
consideration might be given to placing a condition on the
variance to the effect that if the adjacent property is
developed, this variance would be subject to review at that
time.
