Hello!
The comment below just came in regarding the Strauss Lakes PUD pre‐app hearing tonight from someone who will not
be able to attend. I’ve also saved it in a comments folder in the project file.
Take care,
Yani

Hi,
Thank you for the fast reply!
Regarding the Strauss Lakes PUD, our concern is that there isn’t enough space designated for food
service/retail/pharmacy/medical, nor sufficient space for a small grocery store. The nearest grocery store and shopping
center – King Soopers, et al, at Drake and Timberline, seem to be beyond capacity, and the new development in progress
right next door to it (by Timberline Church) will add hundreds of new patrons. In the other direction, the next‐closest
grocery stores and shopping center at Front Range Village is also having a new housing development built adjacent to
it. The Strauss Lakes PUD needs to be able to support its population’s service needs to some degree.
Our other concerns are the intersections of William Neal Pkwy and Ziegler, and the roundabout at Ziegler and
Horsetooth. The William Neal/Ziegler intersection is already in desperate need of a signal for both pedestrian and
vehicle safety, and the too‐small roundabout at Ziegler and Horsetooth would greatly benefit from dedicated right‐turn
lanes. Traffic is often backed up on Ziegler all the way to William Neal, or on Horsetooth to Kingsley, mostly from folks
waiting to make a right‐hand turn. (The Horsetooth/Kingsley intersection, that very much needs a crosswalk button for
safety.)

On a side note, we were extremely dismayed that the developer recently cut down the “Eagle Trees.” This seemed
unnecessary.
Thank you for taking this input into account. We look forward to the expanded paths and parks that the Strauss Lakes
PUD will bring, and hope that new, safe intersection improvements and ample food/retail/medical/grocery space are a
part of that plan.

Hi Heather,
Yes, if you have a comment, I will make sure it is given to the Planner assigned to that project and the Planning and
Zoning Commission for their consideration.
Take care,
Yani

Hi,
Is this the email address to provide input on the Strauss Lakes PUD if we’re unable to attend the hearing tonight?
Thank you!
